Theft insurance in a third part premises

Any of you guys have a room in another company's place? ie - I have a mix room with an overdub room off the side. It's in a building that is leased by another studio. They have 3 rooms in here as well. I am like a resident with my own company and gear.
I'm having a bit of trouble getting decent theft contents coverage because although the building has alarms with back to base monitoring, it is a 'third party premises' and therefore I'm not in complete control of when people come and go, and rely on others to turn the alarm on if I'm not the last one here. So I can get full cover for fire/flood etc, but for theft I can only get a bit under 10% of the value of the gear in my room.
Up until today I was supposedly covered by the other company's contents, but in a different conversation with their insurer it came up that my gear isn't covered because they don't own it.
Not looking for figures or anything private, maybe just any names of insurers that might be worth talking to. Putting my own alarm system in my room isn't an option.

Hey Tim,
my understanding was that Duck for Cover was just for public liability?
"Duck for Cover holds two policies on behalf of its members: a Public Liability policy and a Personal Accident policy. When you are accepted as a member of Duck for Cover for the current year, you are automatically covered under Public Liability Insurance and have the option to be covered under Personal Accident policy for a small additional sum."
Also note that
"The policy expires 4 pm, 12th August 2010 – regardless of when you join." EDIT: actually ignore this, it's just when their policy runs out and you need to renew...
What about a 'floating' gear policy? Think Marsh offer something like this – basic idea is that the gear is covered regardless of where it is in the world.

I've thought about a floating cover but the total sum I need cover for is a fair bit even without my console, plus the gear never moves except for the odd thing I take to a session somewhere else once in a blue moon.. I already have public liability etc as I'm a P/L.
Funny thing is I have higher theft cover at home without back to base monitoring. It's a lot of gear to take home each night though... :P

Update - after mucho phonage the problem has been solved which means I won't have to sleep outside the studio in my car all weekend. Thanks for the input.

I suggest anyone looking for insurance to get a broker who specializes in the entertainment industry - they shop around for you, find the safest options, deal with all the fine print and when it comes to make a claim they step in for you and handle it all.
Can help one with sleeping at night

I will find out who does BJB insurance
He is a really down the line guy - does Big Day Out/ most of the Festivals/ Silverchair and a lot of big bands - and studios as well (Sydney based I think)
He explains all the bullshit too!
It is really nice when a claim comes along for someone to deal with it at no cost to you.

Good timing. Please do Chris. I'll be looking into this early next year when it comes time to move all my gear into my new place. Any info would be handy.
