Wanted: mix/record/teaching space at least 3 days/wk

The lease has just run out on my building in Sydney CBD. I'm looking for a room for 2.5-4 days per week. I record/mix/teach (only about 5-6 students pw, mostly singing). I do a steady 20-/5 hrs pw, not needing any gear, just a space. I've built a soundproof booth (about 2.5 x 3m) in my current space, would need to do the same, or of course, would be happy to use an existing facilty.
Can anyone help? I've got a temp facility lined up (in a not-great locale). Particularly interested in city fringe, inner west (esp around Marrickville/Sydenham) locations, but I'll consider any offer:)
