Looking for leads on a long-term studio space in Melbourne

So, after years of not being able to make it work, I'm finally in a position to rent my own place.
A colleague and I have been searching via all the usual commercial real estate channels for a few months now, but have come up empty. Whilst we are being patient and holding out for the right place, the lack of suitable options is getting a bit frustrating - so I thought I would start asking around.
Here's the brief -
*80-120 M2 - preferably an empty shell to do our own build, but open to working with an existing fitout if we can make it work.
*Inner north/north east Melbourne (anywhere between Carlton and Heidelberg).
*At least one car park, with good loading access. Good security goes without saying.
*Expecting to pay $15-20k pa ++
Regarding the build/usage... we're not thinking of it as a studio, more like a couple of well soundproofed offices. I need a space for production work, practising, and to store my keyboard collection. My colleague is a songwriter/guitarist looking for a writing/demo and storage space.
So that's about 35-40 M2... the rest of the common space would double as a lounge and rehearsal area.
If anyone knows or is in possession of a potentially suitable space, please get in touch. We are serious about this and would be interested in a long lease (3x3x3 or 5x5 - we're in it for the long haul). A shorter lease might work if we didn't have to do a build.
