LEASE: Old Eastern Bloc/Atlantis- Hawthorn, Vic

On offer is an 18 month lease in a fully fitted out recording studio (no equipment of course). This is the old Atlantis, Eastern Bloc Studios, Sunshine Recorder space at 10 Elgin Place Hawthorn and has contributed to over 20 years of Australian music history. All rooms are wired with XLR panels (some TRS jacks), three speaker lines link all rooms, and plenty of ethernet cables run to accommodate modern headphone systems.

My lease for the Hawthorn studio was set to finish in Feb 2014 so they could commence with demolishing the space and replace it with apartments. There has been talk about this for more than 10 years, so it's no surprise they have offered yet another short term lease as they aren't ready to move forward with the development. I would love to get it off my list of liabilities and see it go to someone who will use it and ride it out till the end

All rooms at Hawthorn are currently sublet and all tenants are aware they may have to vacate at the lease end. All current tenants have expressed interest in staying if the lease is to be renewed. As it's a short term lease and I have moved on to a new location, I'm am asking NOTHING for the fit out. I am merely trying to make a clean break and secure the return of my bond.

IF SOMEONE DOESN'T TAKE THIS I WILL BE RIPPING IT DOWN AND PUTTING IT IN THE BIN --- That would be a real darn shame

Bond: $8800

Sublet upstairs: $1500 / month
Sublet spare rooms downstairs: $1400 / month

Studio A (control, live, amp room) can be had for approx $2000 / month including all costs.

Fitout must be removed at the end of the lease (if the building is being demolished, surely something can be worked out with the owner if you don't want to do this yourself)
