private studio space

Hello all,

I'm after some advice about securing a private recording space. I'm currently freelancing in melbourne and work out of several studios. I'm busy enough now both in productions, performances and composition to need my own studio space with room to record small ensembles. I'm fully setup with PT HD, outboard mics etc and I can do a lot of building so full featured fit out is not necessary. Ideally I would like a place that I can set up home in as well as work from.

Any leads or ideas where I might find a suitable space would be greatly appreciated. I've looked at warehouses, artist spaces, office spaces etc and am open to any situation that might be flexible enough for me to use. Also happy to consider sharing.

I would keep my eye out on a studio going under. To set out a room always costs a lot more then you expect and when you get out you do not get anything back.
Otherwise yes I would see if you can find a studio to get into partnership with or who has extra space you can setup.

If your looking for a shop/dwelling or a house with a nice space to setup. You could have problems with neighbors or zoning laws.
Are you looking at recording drums, you will have to do a lot of work if residential.

Remember the costs of rent, insurance, bills etc if you own the space. So unlike freelancing you have 2 bad weeks you still have to pay money to open.

I'm not actually too fussed about it being a studio setup. I know setting up costs money but in many ways what I want is rather unique and I can build relatively cheaply what I want.
As to a shop/dwelling I've thought about that and if I can find the right floor plan I could make that work. In regards to noise I don't do much loud stuff and what I do could be done between business hours or something similar to minimise that issue. In regards to zoning I'm not really sure that how this works. I already run my pre-production/post production stuff from home where I have a control room setup. I've been here for four years and I've never had an issue living and working in the same place. I really want something that I can use privately on my own projects, not a commercial facility that basis its sole income from hire. I currently spend between 2 and 4 grand a month hiring studio space so thought if I can find something suitable I could put that towards rent rather than paying for another space.

Jonathan Burnside is heading back OS and selling Eastern Bloc in East Hawthorn. Well built rooms, MCI 500 desk, 2 inch etc. He has some tennants that want to stay so they would help with the rent. You can cotact him via the site. I'd have a chat with him at least, he's a friendly guy and really wants to see the place taken over as an ongoing concern rather than gutted.

Yeah I thought about burnsides place but I really dont want something that needs to run commercially. I want something that I can setup to suit myself and to be a private studio. If I have to run a commercial suite I'll go mad! my work is very varied in nature sometimes, record producing, sometimes composition, sometimes mixing, sometimes theatre sound design.
